We ask for a deposit of one night’s stay to complete your booking. Should you need to change your reservation dates, we are happy to do this, at no charge.

If you must cancel your reservation, our first option is to hold the entire deposit as a rain check, to be used toward another reservation, retail purchase or Daytripper excursion, anytime within the next year. Even if you do not know your new dates yet, we can keep your rainck details on file.

If you prefer a refund and you cancel more than two weeks prior to your arrival date, we would be happy to return your deposit but will need to deduct our $30 cancellation fee.

Should you need to cancel less than two weeks prior to your arrival date, on a sold out weekend, we can only offer a raincheck if we are able to rebook your accommodation for the same duration (and we will try, we keep a waiting list). If we are unable to rebook, we are very sorry but you would forfeit your deposit.

Sorry our cancellation policy is so complicated – we always try our best to accommodate everyone and really regret having to charge you for a night you are not able to stay with us. We greatly appreciate you working with us. We are a small, family run establishment, full of southern hospitality.

Every one of our accommodations is unique, so we have turned other guests away while we were holding a specific accommodation for your group. The majority of our guests have weather dependent plans and the weather is out of everyone’s control, which is why our policy is so detailed. But please contact us if your plans change and we will do our very best to work with your group, our goal is always to keep our guests coming back year after year!

Check-in is after 4pm but are happy to offer an early check-in if possible. Our office is not open 24 hours, so please contact us to make arrangements to access your room by calling 757-787-2105 or texting 757-709-6345

Please do not smoke inside. There are nice chairs and ashtrays outside, everywhere, providing a comfortable smoking area. Sorry, but we have a $250 fee if a guest smokes inside.

All room rates are based on double occupancy

All rates are per day, plus 11% tax.

Each additional person is $12 extra per night.

Roll away beds are $16 (one time charge)

Pet Fees are $30 for dogs under 40 lbs and $40 for dogs over 40 lbs.
